Comprehensive property management includes more than appliance checks and security monitoring while you’re out of town. Licensed and experienced property managers – like Whitehall – understand that managing a home means meticulous, systematic inspections of the total home and property. It also means having the experience and ability to repair and maintain everything in and around your home.
Just as Croom Construction and Whitehall pioneered preventive home maintenance in Vero Beach in 1997, we are equally committed to providing customized property management for our clients. And you can feel secure knowing that your property management, maintenance and home repair team is backed by more than 35 years of industry experience.

As the pioneer and originator of preventive home maintenance in Vero Beach, Whitehall wrote the book on how to protect your home. We are trained, licensed and bonded professionals with over 16 years' experience in the community. Our customized maintenance programs provide the same attention to detail that went into building your custom home. As an affiliate of Croom Construction Company, our talented team fully understands why preventive maintenance and quality craftsmanship go hand-in-hand.
DOOR AND WINDOW HARDWARE Due to our harsh coastal climate, doors and windows need extra care. Salt air is corrosive. And with time, it makes all doors and windows difficult to operate. When they're properly cleaned and lubricated, you can avoid expensive replacement costs.
SLIDING DOORS Rust and corrosion caused by dust and salt air can prohibit sliding doors from working properly. Whitehall technicians carefully remove sliding doors from their tracks before cleaning and lubricating them.
LIGHTING AND BULB REPLACEMENT All light bulb bases require an application of electrical grease to prevent corrosion. When untreated, bulbs can corrode in the socket, making them difficult and dangerous to remove. We have the proper tools to handle these awkward chores in hard-to-reach places.
INTERIOR AND EXTERIOR CAULKING Moisture collects in caulking, causing it to erode. When caulk starts to crack, it creates a place for insects to begin their destructive process. Periodic replacement of caulking is necessary and protects against shrinking, which occurs from the dehumidifying effect of air conditioning.
HOT WATER HEATER FLUSHING Hot water heaters need regular flushing to remove sediment. They are subject to corrosion due to extreme humidity and salt air. If not properly maintained, corrosion can destroy the coils or cause the water heater to burst and flood your home.
AIR CONDITIONING MAINTENANCE Humidity control is vital to managing the growth of mold and mildew, and to avoid deterioration of AC compressor equipment. Whitehall employs a dedicated AC company.
One of the most important features of the Whitehall Home Maintenance Plan is our state-of-the-art detection program. Throughout the years, our team has diligently and professionally performed detection and repairs in many communities within Vero Beach. The results of our program have saved homeowners costly repairs and premature replacements. Following are the most common areas where we implement our detection services:
One of the most important features of the Whitehall Home Maintenance Plan is our state-of-the-art detection program. Throughout the years, our team has diligently and professionally performed detection and repairs in many communities within Vero Beach. The results of our program have saved homeowners costly repairs and premature replacements. Following are the most common areas where we implement our detection services:
ROOF LEAKS With our sophisticated detection devices, we find potential problems that are not yet visible to the eye. Roof repairs are extremely expensive, but early detection of problems can save a homeowner money. Roofs should be inspected regularly by professionals who know how to inspect roofs without creating additional damage.
MOLD AND MILDEW Florida homes are particularly vulnerable to mold and mildew. The average homeowner can't detect mold until it's a major problem. Our equipment detects early moisture infiltration at common areas like windows, air handlers and chimneys. But mold can show up anywhere. Whole-home early detection is key to a healthy home.
STRUCTURAL INTEGRITY Whitehall literally wrote the book on home maintenance procedures. Our technicians follow a detailed manual to detect structural integrity problems. We were the first in the nation to develop such a program. Our goal is to ensure we detect and stop structural integrities before they become dangerous issues.
STORM SHUTTER MAINTENANCE Every home along Florida's coast needs hurricane protection. Hurricane shutters should be checked and updated annually. We carefully inspect each of your windows and shutters to make certain everything is in proper working order.
EXTERIOR FINISH CONDITION Whitehall technicians inspect every inch of your home, including the exterior finishes. Careful inspection, from top to bottom, will uncover what is impossible to see at eye level. A regular paint and waterproofing regimen prolongs the life of beautiful exteriors.
Highly skilled and competent professionals operate our repair division. From carpentry to painting, our qualified craftsmen can perform jobs that are often difficult for homeowners to find reliable professionals to complete. Florida homeowners need to be diligent about not hiring workers who simply patch things up or mask underlying conditions.
Since we are an affiliate of a well established and successful construction firm, we truly understand what homes need in order to be well maintained. Every subcontractor that is available to Croom Construction Company, is also available to Whitehall. And we guarantee that every laborer is properly insured for worker’s compensation and liability.
Florida is a beautiful place to live, and our tropical climate can take its toll on your home. Whitehall offers a comprehensive roof-to-foundation and property inspection service that is unmatched in the industry. Our affiliation with Croom Construction Company, a leader in luxury home building for over 40 years, strengthens our mission to provide excellent service and return on your investment.
Whitehall launched a preventive maintenance division and introduced what was then a new home maintenance service to Vero Beach in 1997. In 2010 we recognized the increasing demand for total property management of our clients’ homes and made a strategic decision to add property management to our suite of services. We also changed our name to Whitehall Professional Property Management.
Our goal remains the same: Simplify your home maintenance and property management concerns. After all, if your home remains in optimal condition, it retains its aesthetic and monetary value.

Dancing with Vero’s Stars: David Croom Steps Out for Charity - Vero Beach, FL
Despite a foot injury incurred during practice, our President, David Croom, decided the show must go on. On March 12th, he took to the stage of the Waxlax Theatre at St. Edwards School to perform the foxtrot with professional partner, Patti Rooney. While David didn’t go home with the coveted grand prize (that honor went to local attorney Bobby Guttridge and partner Karren Walter), funds were raised to benefit the Healthy Start Coalition.
Home Building and Renovation Projects can be Enjoyable - Vero Beach, FL
Remembering two simple words can help make your next home renovation or construction project much more enjoyable: Good Planning. As most of us know, embarking on new home building or renovation projects often bring about an immediate picture of setting budget parameters, time constraints, selecting from different design concepts, and many other decision-making issues that can cause you to reach for a bottle of aspirin instead of the phone.
Well there’s hope, because it doesn’t have to be that way. As Croom Construction Company’s Vice President, Dave Lyons, likes to tell his clients, “The most important thing to make a project enjoyable is good planning.”
That planning process, at least at Croom and Whitehall, is well articulated and implemented from start to finish. As a project estimator for more than 20 years on the Croom Construction team, Joe Kirby, Vice President of Estimating tells clients, that when they deliver a bid, you can rest assured that you know the true cost. In other words, the price is their bond. No back-peddling or hidden costs.
Croom Construction Company and Whitehall Professional Property Management know the value of reputable service in Vero Beach and the Treasure Coast. As longtime members of this seaside community, the professionals at Croom and Whitehall take great pride in maintaining a solid reputation by always lending your homebuilding and renovation projects their talented and timely resources.
Think twice! Avoiding critical home maintenance due to perceived cost is actually more expensive - Vero Beach, FL
Maintaining homes in a seaside community like Vero Beach can be quite the challenge. It requires dedicated attention from skilled home maintenance professionals. Experience and certifications do matter, and that’s exactly what the professionals from Croom Construction Company and Whitehall Professional Property Management offer their clients. Avoiding home maintenance in beachside communities like those on the Treasure Coast - because you think it might be too expensive - actually increases the risk of even more expensive maintenance issues down the road.
As the professional “handymen” from Croom and Whitehall like to say, having regular home check-ups is a lot like going to the doctor. By being proactive in caring for your home and contacting professionals, you avoid the many risks associated with ignoring the warning signs. And not all warning signs are obvious, but a quick home check-up can identify them. And just like selecting a doctor for your physical health needs, take the time to check out the credentials and history of your home maintenance and property management professionals. Your home is an investment that should be protected and cared for. Companies like Croom Construction, with 30+ years of experience in the home building and maintenance industry in Vero Beach and the Treasure Coast truly understand your home care needs, and just how valuable timely and dependable service can be for you.
So the next time you are evaluating the needs of your home and considering the cost, give Croom Construction or Whitehall Professional Property Management a call. You just might be surprised by how much time, stress, and money you can save yourself by being proactive with your home maintenance needs.
You can’t stop a hurricane or severe storm, but you can be ready. Prior to the beginning of hurricane season, our existing clients’ storm shutters will have already been oiled, cleaned and checked as part of our regular maintenance and property management program. When a storm is threatening, we’ll close your shutters, move in outdoor furniture and generally prepare your property. Post-storm, we move quickly into action by inspecting your home and property, photographing any damage, arranging for insurance adjusters and managing all repair work. As an affiliate of Croom Construction Company, the response rate for large-scale repairs is impressive and the work is backed by over 30 years of industry experience.
Many of our clients are away during hurricane season and are, understandably, anxious about storms. Our consistent pre- and post-storm follow through and good communication with our clients not in residence take the edge off the worry.
